With over 30 years of tenant representative oversight, O+A can work with the tenant, general contractor and architect to ensure that the project comes in as scheduled and within budget. In addition, the team will provide project coordination that works hand in hand with the various construction entities, all the way thru to the final installation of furnishings.

Building Test Fits

All buildings are not created equal. While one buildings floor plate can offer a maximum use of space with low square footage, another can increase the amount of circulation space required and be costly with a larger foot print layout. At Osborne + Associates, we test fit each buildings foot print to determine whether the lease space will meet the needs of each individual client depending on the amount of open office, closed office and ancillary ratios.

Lease Negotiations and Building Analysis

Whether a company’s inaugural space or office relocation, the real estate market changes. The market rates per square footage fluctuate depending on location, class rating of building, building allowances and the share of the building operating expenses. O+A offers a comprehensive look at all of these factors based on your requirements and needs for new tenant space. A building analysis can be developed to assess each prospective tenant space and how it compares to its competition, to assist in the decision making and selection process for your Company.

Developing Furniture Standards

Many times the way a client’s workspace is designed is not necessarily the way they do business. Open office workstations are often pieced together given personal attributes of the employees occupying the space. But the space is not conducive to how the business operates. Through collection of program analysis, Osborne and Associates can assist in developing workstation, closed office and ancillary standards to better layout an effective and efficient workspace to due to function.

Furniture Layouts

To accurately layout a space, a floor plan must be drawn with the actual layout of each workspace. Osborne and Associates offers a complete furniture layout through the use of AutoCad to assist in the placement of existing furniture, furniture procurement and furniture relocation.

Furniture Procurement

With an approved furniture plan layout, a final furniture and relocation budget can be developed to specify every workstation, closed office and ancillary space furnishings that will need to be procured or moved to complete the space. A purchase order for furnishings can then be developed based on the budget proposal and procured by Osborne + Associates to meet the installation and move in dates.
